How-to read your Community Management Statement (CMS)

In this webinar our regular hosts Frank Higginson and Chris Irons run through the fundamentals of how-to read a Community Management Statement (CMS). Using on screen prompts Frank and Chris give an overview of the various sections including lot entitlements, plans, by-laws and the various schedules that make up a CMS for a strata scheme.

Top 3 takeaways for community management statement (CMS):

Get a Copy of Your CMS

You might be able to get a copy from the committee or your strata manager. Remember, at all times, the copy held with the Titles Registry is the one which is in force.

If Your CMS Needs Changing…

…then that’s a decision to be made at a general meeting of all owners, not the committee. That is because the CMS is so fundamental to the operation of your body corporate that it needs all owners to consider changes to it.

Avoid Being a Bush Lawyer

We think we have given you a great overview of the CMS, but it is only an overview and there are plenty of areas in it which are complex and tricky. Don’t make assumptions about your CMS or its interpretation and always get qualified advice if and where you need to.
