Survey Plans are required, but they’re not in your CMS

Survey Plans are a required body corporate document. They tell you:

  1. Whether the scheme is subdivided by a standard or building format plan. 
    There are additional maintenance obligations (for some items within a lot) for the body corporate under a building format plan.
    Boundaries between lots and common property are defined differently under a building format plan.
  2. What parts of the scheme are common property and lot property.
    Sometimes balconies/courtyards/car parks are part of the lot instead of exclusive use common property.

Importantly, exclusive use plans at the back of the Community Management Statement (another required body corporate document) are not the Survey Plans. This gets mistaken often. If the Survey Plans are not held, they can be obtained via a paid search of Titles Queensland.
